Argus / life science

Hello. I’ve been doing housing for the past 4-5 years. Not much experience in Argus. I have an opportunity to do life sciences. To my understanding this underwrites similar to office but bigger dollars. What is the quickest way to ramp up and learn Argus? Would also appreciate any advice on life sciences too.

I’ve done the 2 day course, it’s a waste.

IMO best way to learn it is to find someone who knows it super well to sit down with you for a few hours. And then reps obviously.

The better I get at Argus the less I use the Argus features. 

All I need is rent roll, market leasing assumptions, and expenses. Those are your 3 input sections you need in Argus. Maybe a custom CAM recovery set up if needed.

All other stuff in Argus is disappointing in how convoluted it is.

Also the top half is reports, and the bottom half of your screen are inputs. The UI can be a bit confusing at first.

+1 for learning from the book but yeah they keep that shit locked up so they can get schools/firms to pay for training, testing etc. was able to borrow it from someone when I interned, would recommend looking for dated pdfs online if you can’t find someone with a physical copy, the features don’t change enough version to version and while a few useless features may change general rent roll/mla/expenses is pretty consistent
