Best Practices for Tracking Distressed Properties?

Want to start tracking distressed properties by property type across the US to get a better sense of credit availability and lender sentiment / how they're underwriting.

Aware of RCA's distressed excel export but haven't found a ton of value out of that thus far.  Ideally, just looking for address, market, purchase price, in-place financing terms with maturity date if available but haven't been able to find a great source except for cmbs data

Does anyone have any advice on the best way to compile data efficiently?
