Best Real Estate Investing Guide/Course for Beginners?

Would appreciate any tips/suggestions on how to "break into" real estate investing - like all the way down to the fundamentals for someone that has essentially zero experience investing in RE. Would just caveat that I have decent modeling experience from IB and that there's (hopefully) skills/knowledge set that is transferable, so a full blown RE modeling course might not be as valuable from my perspective. 

If possible, would want whatever guide/resource to focus on single & multi family investing, and start with the basics like what makes a property a good potential investment, how to find the best opportunities, etc.

Depends, is this to make a career switch or to build out a side hustle? If it’s to make a career switch you’ll need something a bit more robust in order to teach you the lingo, calculations, and modeling techniques inclusive of waterfall modeling. The best for this is Peter Linneman CRE Finance and Investments and a Wall Street prep real estate course for modeling. If it’s for personal investing, adventures in CRE (YouTube and website), break into CRE (YouTube) and Joshua Kahr (YouTube) can teach you the basics
