Best WLB in RE Originations?

I fell out of a salaried role and am about to take a boutique debt brokerage role that is commission only. I am interested in using this as a stepping stone to a JLL/Eastdil/CBRE capital markets team or an originator role.

My question is: What origination roles have the easiest lifestyles? Are there products that sell themselves?

It’s fairly hard to make the step to a JLL/Eastdil because they typically like to hire from the analyst/associate level, train you, and place you on a team if they think you can one day maybe be a big boy originator.

CBRE is different, you could be a solo originator but you’ll make practically nothing and be on a draw. Also, it appears cbre is moving away from brokerage and focusing on more recurring revenue streams.

But if you do enough business then it’s possible some firm might poach you or you can network your way onto a team but that can be a very political process especially if you’re getting slotted above juniors that feel the role should be theirs.

As for product, I’d say the big differention is just agency vs everything else. If you’re an agency originator it can often times be a little more internal facing since most companies only allow a certain handful of originators to do agency so they can screen deals before sending it up the chain (different at like WD or a solely agency shop).

I know plenty of originators bill themsleves as focusing on construction or life co which can help but I think that just come down to you finding your edge and what you’re most comfortable with in terms of underwriting and pitching.

Unfortunately, there are no products that sell themselves. Practically, everyone has access to the same products and it’s a very relationship oriented business - who went to college together, who’s next up in line to maintain relationships, who’s IS group brought them in, etc etc
