Prologis. A lot of their assets are held by funds they manage. The LPs are major institutional investors like pension funds and sovereign wealth funds.
That’s true but they’re a REIT.
Blackstone (BX) and KKR (KKR) are publicly traded firms as well, a large part of their business is private fund management (i.e. they are "investment managers"), hence not good to look at firm structure and firm business as being the same.
Prologis is publicly traded (PLD and tax-classified as a REIT), they also run a private fund management business call Strategic Capital Ventures with over $69B AUM across 10 funds. Which makes them a pretty big leader in the investment management business in addition to their core holdings portfolio.

Yes true but not just fee only developers. They all promote out of deals.
Outside of the heavy hitters, Exeter Property Group is a big one that's purely focused on industrial in both the US and Europe.
