Any idea on why such a small percentage is feasible?

I know the office floor plan can't be used because no one wants to be in the dead space (center) that's far from natural lighting.

^ most floor plans are impossible to convert from standard high rise office layouts from a cost perspective. Would need to really be buying the asset at a huge discount to make it profitable
