Brokerage Research Reports

Curious to hear which brokerage shop people think puts out the best publicly available research reports. They mostly feel like a dime a dozen and only include surface-level which is frustrating. I don't need to be told "absorption was outpaced by deliveries so vacancy went up" or "elevated interest rates resulted in lower transaction volume", I want to know the underlying drivers/trends behind these stats. Wish the brokerage shops would publish deep dives into different topics that provide info I don't already know more often, but it feels like these are few and far between and often aren't made publicly available.
