Budget vs UW
I am curious to those in AM and PM view the two. Ex. I am in Year 3 of my investment and I am down vs property budget but overall I am ahead of Proforma.
Its my thought that Uw is evaluating overall investment and returns when as budget is really managing against that years expectations?

Essentially correct - UW happens one time (at closing) and the figures never change. The Budget figures update every year.
You want to beat both. But holistically, beating UW always takes precedence because that means you're hitting your projected returns.
That said, as time passes, the spread between UW and actuals tends to disconnect so much as to make the comparison meaningless. Comparing performance to a year's budget is much more telling.

This is the answer - your long-term goal is beating underwriting. If the property outperforms underwriting initially then you have a down year and miss budget but are still ahead of underwriting you're okay. Budget is what you're expecting next year relative to where the property is actually at while underwriting is simply projections. Budget is holding you accountable to what really happened.
