Anyone have a good Buy vs Lease analysis template that they rely on? Preferably would have flexibility in the sense that I want an analysis that would compare a lease of an existing building scenario vs a buy land, develop building and use scenario--- from a Tenant's perspective. Now that I thought about it a little more, I'm probably just looking for a development model. After I get the total price for the development, I can then just string operating expenses forward, then discount everything backwards to a PV in order to compare it easily against a string of lease payment's PV. Anyone have any good development models?
