Buying Argus Enterprise Pricing

Has anyone priced out Argus Enterprise recently? Is the new version worth the money or just keep modelling in excel?

Currently speaking to Argus sales reps and pricing is all over the map depending who you talk to. Few friends shared how much they paid, but some of them purchased a year ago or more, so pricing is till all over the map too.

Basic: $2,600 - $4,000 a year

Standard: $4,900 - $6,000 a year

It seems the only difference is the Sensitivity Analysis module - is it worth $2,000 a year, as appose to doing sensi in excel and saving $2k

Pricing is a little higher than what my shop pays with 10-15 licenses, but not outrageously so.

Standard is definitely not a requirement, basic is plenty for most users. Not sure if I'm misinterpreting your very first question re: modeling in excel, but if you're asking if ARGUS in general is worth it the answer is 100% unless you're only buying like 20k SF strip malls.

You'll need it for asset management as well (review of appraisals, underwriting to secure financing, some shops maintain ongoing cash flow models, etc.).

It's generally the most critical software for non-residential real estate from a financial perspective aside from Excel. Modeling anything more than a very simple commercial property in Excel is a huge pain in the ass to account for rent steps, market leasing assumptions, free rent, options, etc. etc.
