Can I easily access Fannie loans on Trepp?
I able to access all Freddie deals on Trepp when I select "Public Freddie K" as a filter but does anyone here know what should I select to access all Fannie deals? I am having a hard time, appreciate any help, thank you!
Freddie deals are on Trepp because they bundle their loans into CMBS pools that get bought up and can be traded by investors, similar to standard CMBS. They then issue deal-by-deal reporting to provide transparency to their investors.
Fannie Mae sells most of their loans via Single Asset Securitizations, so there are no multiple investors to report to and no convoluted pool performance that requires similar disclosure. Fannie does have an internal platform called DUS insights, which is accessible by their DUS lender network; however, this provides operating history & does not provide details on issuance metrics (LTV / DSCR / Interest Rate / Debt Service). It's primarily an expense comp tool.
Thank you very much! Appreciate the insights. Then is there no way at all to find out details on Fannie loans originated? I am specifically looking to find all Fannie loans originated in 2023 in Texas and who originated them. Is this available anywhere and in a format where I can sort and filter?
Real Capital Analytics has a good loan search function, but their dataset may be limited because they likely farm Freddie data via the likes of Trepp / Morningstar.
You could reach out to your DUS lender to have them pull DUS insights comps on a market-by-market basis. Their searches are usually limited to a 15-mile radius, so to pull every loan would take some time.
Thank you! DUS insights to my understanding will not show who the originator is on loans right? I specifically need to know just the originators who financed Fannie loans in TX last year. Will Costar have this info?
You are correct, Insights does not tell you who the originating shop was.
CoStar is hit or miss with that data. Your best bet would be RCA.
DUS disclose will show you all Loans originated in 2023, though it'll be sorted based on Issuance date (aka when teh mbs was sold) it will be sortable by state and then servicer almost 99% matches origination office.
Though if you want to know the development or Acquisition shop then you need to feed the data to CoStar or another system and pay the fee to have the import from it.
Can you download that data as an excel file? For some reason, I am only able to download the data as a text file.
