Canadians: How to Minimize Taxes in RE Investments?

What are ways that you use to minimize taxes in your real estate investments? I am considering doing a deal, but unsure of how to minimize the capital gains tax, if there is a way at all. What sort of investment vehicle do you use, or where would you register your investment company (specific jurisdiction / country) to be able to invest in Canada and still minimize your taxes? It's always a consideration in institutions, but since I've never closed a deal in Canada, I don't know. Thanks!
