Cap Rates & REITs
I'm currently trying to value a private multi-family asset with multiple properties. How do I go about finding market cap rates if I want to value on NOI? Would the dividend yield % of a REIT be a good approximation? Forgive my ignorance, I've never looked at an asset like this before.

Look into data sources like RERC, CBRE, RCA.
Aside from the data sources above, I'm pretty sure most REITs report their NOIs and Investment Property values...and if you're too lazy to figure the cap rate from there, they usually break down their cap rates, too...
