Cell Tower Investing / Development
Does anyone have any primers / information on the mechanics behind Cell Tower Investing / Development? The only useful public information I've been able to dig up is American Tower's investor presentation.
Bump. Super interested in the space after bumping into an acquisitions person at one of these REITs. Looks for long term ground leases (50-100yrs) and the right entitlements. Leases vertical portions of the towers to cell providers and uses a lot of leverage at the asset level. Their motes are the zoning. Can build and deliver a new tower in 6-12 months if the site is shovel ready.
A old family friend of ours started his own cell tower company prolly 20 years ago. He’s blown it up. He focused on putting them up in rural areas that had shit cell service, where larger providers like Verizon and TMobile would never go. He’d just go knock on people’s / farmers doors and work out a deal with them to put a tower up on their land. Dudes worth north of $100 mil now. Got offers to sell but refused. He’s the biggest entrepreneurial minded guy I know. Crazy stuff.
