CMBS Rating Opps vs. Mgr role at Big four

I am seeking for advices that I'm facing two opps at the moment: got promoted as a manager at big four but got another offer from CMBS Rating agency

At big four, the projects that I'm on is not align with my career path at the moments, but sometime there would be Internal audit projects on commercial/agriculture lending, or seen the project finance transactions etc. My previous background is more on underwriting the multi-unit family properties at brokerage firm.

The ultimate goal for me is get into debt capital market /private credit etc. Should i stay at the big four and seek for those opps or should i take the offer at CMBS rating agency and seek exit after a year or two.
