Construction items list: renovating with small contractors | Question

So I’m relatively new to the industry and want to start educating myself on real estate outside of my job.

For the future and my own education and experience, I wanted to put together a concise yet detailed list of renovation items/scope plans/cost details, etc. that I can routinely update. I’m hoping to combine this with local contractors so I basically have all the info I need to put together a quick and easy cost budget (hard and soft) for any small deals I buy in the future.

most likely for multi or SFH rentals

Do you guys have any lists, resources, websites, or info that I could use to get ahead on this?

I’m pretty young and this sounds like a fun and actionable project so I’d appreciate any help!!

Hah, was this something you were assigned in an internship? 
 

Think about this logically though - for instance, what is in a bathroom? 

  1. Flooring material 
  2. Tub/shower pan
  3. Tub/shower surround 
  4. Tub/shower hardware 
  5. Shower door or Shower Rod 
  6. Fart fan 
  7. Toilet
  8. Toilet hardware 
  9. Faucet 
  10. Sink 
  11. Sink Cabinet 
  12. Sink Countertop 
  13. Mirror
  14. Overhead Light 
  15. Vanity Light 
  16. Drywall 
  17. Paint/Caulk 
  18. Outlets 
  19. Light Switches 
  20. Door
  21. Door Hardware 

If you think matter of fact about what are in this rooms, you will come up with a pretty damn good list of what you could choose to renovate or not renovate. Pricing is hard because hopefully your firm gets better deals than what you could just Google or pick up from Home Depot, but it will at least give you an idea.
