CRE Credit Case Study

Does anyone have any CRE Credit case studies available? I have several equity and development ones for trade from major banks and PERE shops.

To clarify, I am looking for private credit case studies but will mortgage REITS and LifeCo lending case studies may suffice.

Based on the most helpful WSO content, there isn't a specific mention of CRE (Commercial Real Estate) credit case studies available for trade or sharing. However, for private credit case studies, the WSO threads suggest focusing on the following:

  1. Debt Comps and Credit Metrics: Understanding leverage, DSCR (Debt Service Coverage Ratio), and other credit metrics is crucial. These are often part of private credit case studies.
  2. Modeling and Write-ups: Case studies typically involve building a financial model (income statement, cash flow, debt schedule) and presenting a write-up or rationale for your assumptions and forecasts.
  3. Collateral Analysis: If the case study involves secured debt, analyzing credit agreements and collateral is essential.
  4. Downside Scenarios: Modeling downside cases or sensitivities is a common requirement.

For mortgage REITs or LifeCo lending, you might want to explore publicly traded BDCs (Business Development Companies) for debt comps and examples. Some mentioned BDCs include: - Ares Capital Corporation (NASDAQ: ARCC) - Golub Capital BDC, Inc. (NASDAQ: GBDC) - Hercules Capital, Inc. (NYSE: HTGC)

If you're looking for specific case studies, you might need to connect with others in the WSO community or explore their financial modeling resources, which include templates and lessons that could be adapted for CRE credit scenarios.
