Developers in the Southeast

Hey everyone -

Was trying to compile a list of developers in the Southeast who in your opinion are working on unique/cool projects, preferably on the Mixed-use side. Doesn't have to be more so on the boutique side either, just trying to find roles in the southeast with a development shop like these:

I will kick it off with two who I think are working on cool projects and have a pretty big pipeline:

1) Portman Holdings/Residential - Based out of ATL and have really unique projects in the Southeast

2) Kane Realty - Dominating it seems in developing Raleigh.

Fuqua Development (Built new Atlanta Braves Mixed Use development)

Fuqua is very successful, but they're almost the polar opposite of an interesting developer. They build Wal-Marts and grocery stores.

Are we talking about the same Fuqua? All that comes up when I Google them is large mixed use projects

I mean if Crescent Communities qualifies as an interesting developer, I’d say fuqua is fascinating lol.
 

I think I’m also a bit biased cause I feel that getting retail deals done (especially retail development) is harder than doing a multifamily deal

 

CRE this seems like a post you could add value to.

Will say, since the "Southeast" is HOT right now (and has been for decades really)... A LOT of developers from all over the US have outposts and offices in cities large and small in the SE, so not sure how "regional" it feels to be honest. 

Note, I am contrasting from say the Northeast (NYC, Boston, etc.)... where you have big established firms dominating with little entry from the smaller out-of-market firms (clearly notable exceptions exist), as were in the SE friggin everyone is going!

Developers I think are doing cool things (going to be very Atlanta-heavy): 

  • Hines - Heavy Timber construction is very cool. Hines Atlanta hasn't done as much as other Hines offices this cycle, but they've started to pick back up. 
  • CIM - The Gulch project is transformative. Once completed, this will literally create a new urban node. 
  • Jamestown - Ponce City Market and others. Always a hyper-creative group. Under new development direction though, so time will tell. 
  • New City Properties - Jim Irwin was one of the main guys at Jamestown who did Ponce City Market and then built a very cool building of his own in 725 Ponce. Now he has a historic project in Nashville and an absurd potential deal in Old 4th Ward in Atlanta 
  • Urbantec Development Partners - If they can pull off their "Forge" deal, it will be as impactful as CIM's. They are right next to each other too. I have no idea who these people are either, which is interesting to see. 
  • Selig - Built Google's new Atlanta HQ in a cool looking Midtown highrise as well as The Works, a warehouse conversion. Pretty cool range of projects. 
  • Crescent Communities - Very much your standard multifamily developer, but they have a two-tower highrise development along with Greenstone Properties that's going up in Midtown whichlooks incredible. 
  • Portman Holdings/Residential - As the OP said, this group is always doing very creative things.

- Dacra (They just presented a cool office project in the design district at the UDRB meeting)

- Related Group

- Terra Group

- Miami Freedom Park LLC (They just received approval from the UDRB for a SAP. They are going to develop a soccer stadium for MLS just east of the Miami Airport. The vision document looks awesome.)
