Development Analyst Pay

Currently talking with a boutique developer in NYC (2-3 people) about coming on an analyst with essentially cradle to grave responsibility under the oversight of the principal. Currently have 2 yrs experience as a capital markets analyst a big shop and wondering what pay range an opportunity like this would warrant. I’m currently making $65 base plus bonus. Am I to low on the experience ladder to even mention equity as a % of comp? Pay in this area is kinda all over the place so any insight would be much appreciated.

As an anecdote, I am a 2nd year Analyst out of school and have 2% carry on .5-1 or so $50MM developments a year. I also have co-invest on anything we put money into and the co-invest gets 25% of the carry. Our deal team is small, 8 people. Smaller teams get carry earlier.

This is a good resource for more data points:

I get a percent of profits at sale, but that's rare in my market. Always worth asking about, though when addressing total comp. You're very correct in that it's all over the place.
