Multi-Family Class B/B+ Value-Add strategy mostly outside CBD, some inside though.
Of course. Major markets and major submarkets are way too busy in MF. Give me unexpected submarkets and minor cities every day.

yes, I have done, Office, Retail, and multi family.
I'm a lender- lend all the time in tertiary markets. A lot of garden style A-/B+ MF, but will also do grocery anchored retail all day long. Office almost assuredly no- outside of B/C malls I'd say suburban office in tertiary markets is probably the riskiest asset class out there.
