ESG measures in an office UW
Hello,
As the topic says, what kind of out-of-the-box ESG measures you have included in underwiting large office deals? All kind of solar panels and geothermal heating are so basic, but what other aspects there are to consider which can be directly included in the UW?
I am trying to come up with something creative yet realistic ideas for an office asset in which majority of the tenants are public players, the asset itself has quite much unused building rights and it's very centrally located in the city in question (in an office hub area). How should I approach this?
No one have any ideas? Aren't you supposed to find strong ESG angles in every investment decision or what you guys do?

Think Decarbonization; capex upgrades for energy efficiency: EV chargers; LED upgrades etc….
