Financial Analyst at Commercial Brokerage Comp + Structure?

For those of you that are financial analysts at a commercial brokerage, what's your total comp? Here's mine to start: first year starting salary: 85k base + 5k bonus. No financial analyst pool, which I heard is common at other commercial brokerages. I work with around 14 brokers across roughly 6 teams and I'm one of two financial analysts in the region, however, the other works for a specific team that specializes in investment sales. Curious to hear other people's comp and job structure for this position.

Based on the most helpful WSO content, the compensation for financial analysts at a commercial brokerage can vary greatly. It seems that you're doing pretty well with an 85k base and a 5k bonus in your first year.

In the brokerage world, it's not uncommon for compensation to be structured around commission, especially as you move up the ranks. For example, in one of the threads, it was mentioned that the compensation for staff in a brokerage team can range from 60k to 150k, with 70-80k being the average. This can be a mix of salary, draw, and commission, depending on the deals you source and what you bring to the table.

As for job structure, it seems that analysts often start with market research and little client interaction. As you gain experience and prove your worth, you'll likely get more client interaction and the opportunity to source your own deals.

Remember, every firm and team can be different, so these are just general observations. Keep up the good work and continue to learn and grow in your role!

Day to day is putting together models (underwriting, broker opinion of values, lease analyses, etc) across nearly all commercial real estate property types since I work for multiple broker teams. 90% of my day is spent in either Excel or Argus. I personally really like the position because I'm more of an analytical person so the less meetings I have to attend the better. Another added benefit is getting a lot of reps on modeling any type of deal.

Yep that seems fair! Located in Portland and am the sole analyst at a commercial brokerage. My base is a little less with the same bonus.
