Finishing 2 Year Analyst Program

Hello Everyone,

I just wanted to know what career paths can someone go to after finishing a 2 year analyst program at a well known, large firm that dealt with agency lending. Since agency lending is exclusively multifamily and sometimes health care, you don’t have experience with office, industrial, retail, and hospitality. I’d like to go into REPE - either in AM or ACQ. But I’m wondering if it would be a good idea to just transfer over to another team at my current firm where I get exposure to the other asset types for 1 year then I’d be better positioned to make the jump to REPE.

I'm in the same boat as you, finishing up a ~2 year rotational program at a bank lender. I think part of what you have to decide is what asset type(s) you want to work in on the pe side. I've gotten good multifamily exposure (both traditional and mhc) and in the current rotation am getting exposure to industrial. Not really upset about not getting a significant level of retail/hospitality exposure as long term would much rather be focusing solely on multi or ind.

Definitely understand you. I agree with you partially. The notable REPE shops want you to be multi-dimensional. So you have to be to underwrite different asset types. I think retail is sort of pointless right now because nobody is buying that right now. For the future, underwriting retail will change. Hospitality will come roaring back because so many people, including me, are eager to travel again. Hospitality owners will just probably be required to have more in reserves in the future. Multi and industrial will always be strong. Office is cyclical.
