From Real Estate Debt to PE
hi all,
how would one go about this transition? From a RE Debt team at an investment bank (think the structured finance products, project finance, infrastructure lending, etc.) to RE PE?
thank you!

I think this change is a lot easier than people think it is. I've seen quite a few people on this forum suggest that the move from debt to equity is basically impossible. Anecdotally, I've seen younger guys go from your standard vanilla RE lending teams making ~$65k-$80k all in to firms including the likes of Starwood and Carlyle making almost $200K all in (NYC). It's definitely not impossible. Reach out to alumni and network your ass off, same way you would to get any other new job.
Would you say that these analysts are lateraling to other analyst roles at Starwood or Carlyle? Or are they getting associate roles at these firms?
I’ve see both happen, but even lateraling to another analyst position at those firms probably pays more (I don't go around prodding for comp though, so this bit isn't certain).
The vast majority of Carlyle's real estate team are associates, but they basically have the job of analysts. I wouldn't worry about title too much.
Appreciate the insight. This is something I am struggling with as I am slowly approaching the age and experience level where I should apply to associate roles. But due to the lack of such roles, and abundance of analyst roles, I'm having a hard time justifying applying to another analyst role when I know I'm associate level. Especially when that would be my third analyst position.
Analyst pay at one of the two firms mentioned above is 150 - 200 depending on group. 150 is really on the low end/1st year comp
My numbers might be outdated because I’m an older guy now (graduated 4 years ago, damn).
