Georgetown's master in real estate or Real estate development at UMD

Hello, I'm an international soon to be master student with an architecture bachelor's and seeking a real estate master in either Georgetown or UMD.

Im unsure in which direction to go, as you know, to get a job in the US, my safest way is through a master's degree in person so a master degree is a MUST. My end- goal and ideal work situation will be owning different properties, or territories where i can do renovations/ constructions (in help with my architecture knowledge),  "houseflip" and sell or rent (i thought real estate development was the closest for that future-end goal). Having a real estate master will give me the knowledge of the US house market, however University of Maryland offers a real estate development program which i havent hear much feedback or opinions from as in term of prestige, job opportunities, etc. I understand that after finishing my master, most likely i will start in a corporate job were i can build my way up, since again, being international is a different story in how to start until im settle down and economically stable, or at least a few years of market experience.....

so this is were my debate starts. To get to that dream end goal, and earn the adequate experience, financial point to also do all of that and correct networking is the real estate development at University of Maryland a better choice than the real estate program at Georgetown University?(i am planning to stay in the DMV area, but GU seem more business orientated and im not sure if it will still let me pursue my end dream. Also, how quick i can get a job after my masters is super important and the knowledge i get from each program

PLEASE feel free to give any respectful advice

Also to show more dedication im doing online courses on construction management, project management and entreperneuship... i saw GU as more business related which may level up my job opportunities and then build my way up, but UMD has a course list that sums up what i want to do as a developer, however is the job opportunity the same?

You want to do the Georgetown program. I'm sure Maryland's program is fine, but you want to live in DC and not College Park so you can network and find a job. You're also far more likely to find people from your country to hang out with, probably who speak your native language if it is not English, and food you're used to eating whenever you get homesick.
