Help! Interview with real estate secondaries group

HR ghosted me for a week and suddenly told me they scheduled a technical interview with real estate secondaries group tomorrow... I have never experienced such "technical interview" before. Does anyone has any idea what I should study? Thank you so much!!

Know how to get to NOI:

revenues less all expenses.

know how to get to unlevered IRR (cash in and out, no debt)

know unlevered IRR (cash in and out accounting for debt)

Both IRRs are just a formulas applied to a series of cash flows on an annual basis.

Know how to value a property—> NOI (for one year) divided by Cap rate (essentially a discount rate that accounts for risk, cost of capital - simplifying it). You can also solve for cap rate by dividing your NOI by property value. 
Good luck! Be honest if you don’t know something, and say how you’d like to learn and use it as an opportunity to show humility and teach ability. Usually that’s more important for entry level roles. Good luck!!
