Help With Sample CRE Underwriting Scenario - Willing to Pay $$

I have a "take home" sample scenario test for a potential credit analyst position at a family office owned bank. I am have been doing residential lending and I am trying to move into CRE. I am needing to identify risks and mitigants for the deal, provide a go/no-go opinion, some structure suggestions if it is to be funded, and some peformance milestones. I am simply struggling on where to start. The sample is a full pitch deck for a deal that was apparently circulated last year for a mixed use commercial project, still in lease up. Primarily retail with some office space.
