How Difficult is an MSRE acceptance
I've been seeing multiple posts throughout this forum about how most MSRE programs "will admit anyone with a pulse" and that they are relatively easy to be accepted.
I'm highly interested in pursuing one at Georgetown or NYU in the next 6-12 months. I currently work in Development as an Analyst and worked at one of the big 4 prior. My GPA is pretty low (3.1) from a top 20 uni, but I feel my experience and letters of rec are strong.
Are MSRE programs really that easy to be accepted to and are there other things I can do to differentiate myself.

Depends which ones, from my experience MIT in the US and Cambridge in Europe are the only really selective ones.
I know a bit about the MIT program - while they also take people with limited finance/management background (you will find quite a few architects for example), they are pretty selective and the curriculum can be technical and intense. Cross-registered for a couple of classes there about quantitative real estate stuff and the content is definitely not something "anyone with a pulse" can handle.
