How do you calculate annual returns?
Sorry if stupid question but I have only calculated IRR off say a 10 year cash flow.
Say I want to just see what my return was for one year after actuals. Would this be an IRR calc?

Is there a terminal value/capital event? If not, you'd be better off looking at your unlevered yield on cost (NOI/Total Capitalization) and your cash on cash return (levered cash flow/equity invested) for the year in order to get a sense of your performance. If there is a terminal value/capital event, XIRR in excel can account for any length of time, regular or irregular.
