fund return mandate, market fundamentals, asset-level upside, etc.. i mean, it really depends on what type of deal you're looking at and what the firm's high-level business strategy is
I’m not in acquisitions but would assume the first few things would be making sure the offering fits the parameters of the fund: check size, geography, property type, risk profile (value add, opportunistic, core plus, etc), and then if those match up you’d do an initial underwriting. Would be curious to hear more answers to this from others.
