What should I be paying for an architect to finish out an interior of a shell office building. The scope includes Test Fit, Pricing Plan, CDs, MEP CD's.
Is there a rule of thumb that should govern what the architect should be paid on a project like this? What would standard per sq foot price be fore CD's for standard office and medical office?

What is the scope? Is the office shell space to be improved by tenant, and the architect is just designing and furnishing the lobby, common areas, restrooms and XYZ?
These are spec suites and we want to have the same architect for all tenants. We would like to have negotiate pricing for all tenants
To my mind, it is not bad to work with this type of building. Even if you have no idea or time fo what to implement, will be the great way to resolve this problem. Surely, there are a lot of other methods, if you have more time and money.
I'm doing a white-box corporate interior with a smaller arch firm and we are at approx $5.50/SF all-in for arch fees. Includes test fit through full furniture coordination, MEP, CDs, CA. Comparatively I had a bid from a big-name firm that would have been around $8.50/SF. (20k SF space
Call up a few arch firms that specialize in medical office and ask for a range. They are probably going to tell you it varies depending on the tenants use/complexity but should be able to give you something to go with.
