Does anyone on here actively invest in publicly traded REITs? I realize that there are a number of pitfalls associated with REIT investing especially compared to direct investment in real estate but I am curious to hear if anyone working in CRE attempts to utilize their real estate knowledge to invest in REITs that are potentially undervalued and could generate outsized returns relative to buying and holding index funds.

5-6 years ago we ran a fund investing in reits using our research team forecasts to evaluate the growth potential of the reits.
We outperformed the reit indices over the time frame, but it was a bad 2 years for reits so underperformed the broad equity market.
