If “investment firm” also includes sponsors, off the top of my head (sponsor and more traditional LPs, some do both)

Very few firms of the scale you mention truly specialize in retail, although as the other poster listed there are a ton that heavily invest into it, but of those he listed I don’t think more than 2 or 3 have a retail focus.

The major retail-focused operators that come to mind are:

1. Simon Property Group

2. Macerich

3. Kimco

4. General Growth Properties

5. Westfield (currently in the process of exiting NA)

In Canada there are a few other major players worth mentioning:

1. Cadillac Fairview

2. RioCan

3. SmartCentres

4. First Capital

Bump, was curious about other firms (such as Kite Realty / Centercal / Federal Realty / etc), and anyone's thoughts on them.

Centersquare Investment Management has a strategy specifically focused on what they dub "essential service retail". They have total AUM of 13 billion but have been allocating a portion to un-anchored strip centers in primary markets throughout the sun belt region. Check out Rob Holuba, he is a super smart guy and his thesis on essential service retail and the PROVEN returns they have seen is very compelling. And for anyone that wants to shit on the asset class because of the strip mall guy save me the time... Centersquare raises institutional money and has benefitted from outsized returns in the space.

Sounds awesome, thanks for mentioning this! Been trying to find retail firms (operator/allocators). Found out that unless you're "in the know", you won't really be able to find them.
