Has anyone used an app called DealCheck (link below) for their investment properties? I've been using an excel spreadsheet to project my returns, but this seems nice since you could update your assumptions live.

I dont really understand, all those things can be done in excel. Maybe its good for a beginner, but what are you doing investing in real estate if you can't calculate return metrics?
Don't really know what you mean by updating live? Excel updates it's cells live as well.
Just spend some time building a nice excel template, you'll understand the terms better too
