I mean a private real estate debt fund is technically private credit but no one refers to it as that. Would just call it a debt fund. At the big shops/megafunds, it’s a separate group/arm than private credit. Usually just called real estate credit group, or something like that.
I am guessing this is in relation to the arms race going on right now at the Megafunds and various shops that are attempting to get a piece of the RE Pie after banks who don't have the risk tolerance pulled back.
But god knows said banks will pick up the Debt after the maturity date hits and Balloon Payment is due and the holder goes to Refi with a MMB located in LI.
