Something like 200-225 over assuming minimal roll in the loan term. If there is heavy roll then expect higher with structure. You need to be closer to or sub 50% LTV to get 150 type pricing. This is assuming "core" like you said and stabilized. If you can't cover DS then honestly you're straight up "opportunistic" not "core" location aside. Opportunistic pricing is like L+400 at the low end.
