Master Lease in Argus
Hi all,
I am trying to figure out how to create a master lease in Argus. Let’s say if rental rev is less than $1MM, the master lease will cover the amount below $1MM.
Is this possible?

The 5th year analyst in me says: hard code this shiz as $1M rental revenue
I thought about that for the years that were below X amount but if I made 1 change, it wouldn’t work. My boss is super picky and will change 15 different things in a 5 minute conversation before wanting to later revert back.
Fitting because of my @, but I agree. Unless you want to run this model in excel, you’ll have to hardcode it as $1m in Argus.
What if you made a reference-only expense equal to the sum of the individual rents and set a threshold minimum amount, and then made an income item equal to that expense?
I'd likely just do this in excel.
