MBA Applications - thoughts on my odds?

Looking to apply to a handful of T20 MBA programs. Little background on me: Currently 2 years post undergrad from non target (3.00 gpa) and have been working in CRE in major market for 2 years as an UW analyst. I scored a 770 on GMAT and work at a reputable firm for my area. I'm confident in my recs and know I can write a pretty solid essay. I've had my sights set on REIB and PERE and feel B school would help catapult me into those positions. Thoughts?

Absolutely think you have a shot at M7 and T-10 with the right execution. Would heavily focus on networking, story telling, essays, and recommendations. The 770 will more than make up for your GPA. Given you're only two years out, my only recommendation is to stay with your firm and gain one/two promotions and apply then. 

 

That excellent GMAT will get you in the door a lot of places in the Top20, but you need a strong story and some other things (saving the world) to get you over the line probably. I think Top20 is not a huge reach, but you need to make sure the other parts of your application can balance out the GPA. I'd say if you were older, do Part Time or Exec but 2 years def isn't enough for the latter, where they will not weigh GPA as heavily.
