Modeling Test - Fund Portfolio Management - Prominent NYC Developer

Hello community - I would appreciate any help as I prepare for an in-office case study for an Analyst/Associate Fund Portfolio Management role.

I have been provided limited information, so I would greatly appreciate any insights, templates, or models anyone has completed that could help me prepare. It is an on-site, 2.5-hour case study with a prominent, vertically integrated NYC real estate firm. The assessment includes an Excel modeling test as well as creating a short PowerPoint deck.

Given the fund management focus, I am anticipating the Excel portion might test portfolio-level metrics—like IRR, Equity Multiples, joint venture waterfall structures, or fund-level performance tracking—rather than just standard single-asset underwriting.

If anyone has gone through a similar process or has an investment committee deck framework or portfolio model template they could share, it would be incredibly helpful for my preparation. Thank you in advance!

Instructions:

In Excel, you’ll be create a fund mini model, which will roll up 3 individual property level investment cash flows. You will be provided the property level investment cash flows. You’ll be calculating fund-level cash flows and the fund’s key performance metrics.

In PowerPoint, you’ll prepare a brief, investor-facing summary of the fund model you created and its underlying assets.
