Big mixed-use office, retail, and hotel development in a super prominent location in my market. So many underwriting components. Capitalizing it was fun too. Gave the dog and pony show to a bunch of institutions that the kids on here would cream their pants over.
What does this mean? Otherwise sounds like a cool project, what was the timeline for something like that?
Big mixed-use town center deal in a high end submarket that had 3 developers, 3 GCs, and a mix of multi, retail, and office.
We broke some fun records with that one, and perhaps most importantly in hindsight given all of the retail, sold it at the end of last year.
I would do nasty things to see that waterfall structure.

So in this scenario the buyer is going to build an empire and you will be forgotten? I say that because you sir did the fucking haha that is some perfect timing in hindsight though
We're currently building a $300M mixed used development in a major city. The project is very opportunistic, essentially creating a new submarket. We're planning to build 500 units, a grocery store, ~100K sqft of retail, and a medical office building. Deal started in the early 2000s. We had to acquire 30+ parcels to from 10 different land owners. On the financing side, the project has sponsor equity, debt, TIF, other local subsidy, new markets, and EB-5. Returns are mediocre but the project is going to close the food desert and medical desert in a long underserved community. We're about to deliver on the first 250 units by the end of the year.
