Multi-phase Industrial Development
How are you guys looking at multi-phased in industrial development projects? We have a site where we’d like to build three buildings over two phases with 2 in first phase and 1 in second. Are you taking down options on the land with the seller, or taking it all down at once? How’s a lender going to structure it and treat the land, infrastructure costs etc.? Would you refi phase 1 or look to sell it off? Do you take out a new construction loan on phase 2 or just upsize the existing loan and how would you treat land value and infrastructure costs for the remaining piece?
Any insight as to how you’ve structured it in the past would be much appreciated!
