Multifamily Development Model

Does anyone have a solid multifamily development model template with a JV waterfall that they'd be willing to share? I recently created one for a new job and also have one the team at my new firm has been using, but I really don't love either. I'm hoping to update the one I've created but looking for some inspiration elsewhere, since mine is just average. If so, I can shoot you a PM. Thanks in advance.
