Multifamily Equity Raise / Proposal Template

Appreciate your help in advance.

A couple partners and I have found equity backers for a multifamily deal we will be acting as principal or GP on. We are agreed in theory (we are under contract with the seller), but I'd like to put together a more formalized deck for future use. I have some examples but would like to get working on it whilst traveling for the holidays.

The term sheets, waterfall models, etc, are already built - I am simply wondering what the typical capital-raise pitch looks like from a powerpoint slide perspective (what order does it go in, etc). More a formatting thing.

I have never been on the capital-raise side of a transaction so I'm not sure if my current deck is ideal. Happy to go into further detail if anyone is willing to lend some assistance

Around 60 slides, including financial models/rent study models, arranged at a high level like this:

1) Investment Summary 2) Location Overview 3) Aerials, Floorplans, Photographs 4) Financial Analysis 5) Comparable Rent Study 6) Comparable Sales Analysis

We use this format for large equity partners ($50+ MM) as well as for much smaller deals ($5 MM).
