Net Lease REIT Exit Ops

I work for a Net Lease REIT in acquisitions. This is my first job out of college, decent pay, awesome work culture/bosses. However, thinking about exit ops gets me a little worried. I feel like I will have good experience, especially starting my career on the acquisitions side, but I don't want my career to be pigeon-hold into being a specialist in Net Lease. The deals are pretty similar, and gets a little redundant. What could possible exit ops look like coming from a Net Lease REIT?

Also curious to how my career salary progression should look like? In a secondary market (Dallas, Phoenix, ATL, Charlotte) I started off at 60k and 10% bonus. I would like to continue my career in acquisitions and ultimately end up in a REPE or development shop. If anyone has any insight on this it would be extremely appreciated.
