Anyone know which lenders will structure a CRE loan for MF in NYC. I'd like to refi a curent mortgage at a low rate but also do some property renovations and want to size the additional proceeds that will happen in a year at the low rate. I can't remember who does earn-outs or holdbacks.

The Community Preservation Corp may be a good option, they do sub-$5mm, not sure on terms. Think they have both balance sheet and agency programs. Just need to be NYC region to meet their location mandate by charter.
