NYC M.S. RE candidate - summer internship search

Hey all thank you for taking a look and offering your advice.

I am currently in my first semester of an M.S. in Real Estate program in NYC (one of the two top schools, do the math) and am seeking a summer internship.

My previous experience includes 1.5 years in CMBS, and a recent spring associate job at a small RE PE firm in the city. Obviously lots of internship experience during college (top 30 university, non-target).

I am seeking a role for the summer where I can have real responsibility and get a lot of transaction experience. The spring associate job I tried, I was mostly stuck doing market research, which is valuable but not what I wanted to focus on. My preference is RE PE at at firm that does both equity and debt strategies but I am flexible and would consider anywhere that would have an intense work environment and at least a bit of structure for a summer role.

I would greatly appreciate any advice on strategy, specific firms, or what I should be looking for.
