Your distinction between studio and multifamily is off. A studio is an individual unit within a multi-family complex (the apartment building). Generally larger cities are more likely to have studios, tons of data on prices from apartments.com (owned by CoStar), etc.

A studio/efficiency are basically the same thing. You don't have a separate bedroom. Meant for one person. Usually kitchen it tiny, galley style. Mutifamily just means house or building that is broken up into multiple units.

I certainly wouldn't. Construction talent is at an all-time low - people hanging sheetrock on a major job and they've never done it before. Very untrustworthy walls.

Bottom 10% of prices with perfect quietness. We logically have to rule out the ghetto because of the quietness factor (due to gun violence, police sirens, Gucci Mane blaring, etc), outside of the hood you might be able to find something in a small rural town in the south that gets you close.
I think your actual best bet is to get creative here. Have you considered going off the grid and just building a small shack/hut in the woods? Certainly going to be the best bang for your buck with excellent quietness minus occasional wildlife .
Excuse the double post but I also wanted to point out that this is also likely the best way to achieve no walls
