Pref Equity or 100% LTV for Condo Inventory

Anyone have or heard of a deal that involves the purchase of a large condo inventory. Ideally something at 100% LTC, waterfall structure where the lender is paid first, etc.

Critical that all of the capital can be put together at once.

My initial thoughts are maybe some type of CLO?

If you are sophisticated, you might be able to find a bank that does 90-95% LTC with split of cashflow after interest payment, usually those banks will want a 7ish percent return on their funds based on the interest rate, CF splits and hold period.

Or you can be a syndicator raising money online, get bridge loan and Max lever up! Make money through fees and pray shit works out.
