Prospective Retail Tenant Due Diligence

Hey All!

I've recently started with a developer and have been tasked with running due diligence for a prospective retail tenant in our under-construction project. Normally, brokers manage a lot of this process, but we're handling it internally at this early stage. I have written authorization to run a credit check on the applicants and I was wondering if there was a service anyone could recommend to execute this? All I have come across is generic residential tenant screenings that will send a request to the applicant and have them fill out all the details. I am more looking for a service that I can provide the applicant's details without their involvement.

Additionally, the prospective business is a franchise with the applicant having little experience in this particular business. We have their personal financials and tax returns. I've also asked for a business plan, financial projections, and ideally, P&Ls from comparable franchises. Is there anything else you think I should request?
