RE Acquisitions Analyst | Advice | Prospects to land a position

Hello WSO!

Quick question for all of you with experience in RE acquisitions. I am currently in the NYC area and I work for a small commercial bank that specializes in CRE (deal size 10MM to 20MM, so small deals) as a credit analyst and have about 1 year of experience. I am fresh out of undergrad and this is my first role out of university.

In terms of CRE, as an analyst we deal with many aspects of CRE as a lender, which obviously includes: calculating DSCR and maintaining the loan portfolio of CRE assets. So I have some experience (albeit, not many many years lol) in a CRE environment, and I am comfortable with CRE terms (NOI, Cap Rates, valuation methods [income, sales, cost] etc. etc.), documentation (appraisals, environmental [phase 1 and 2], insurance, property taxes etc), rent rolls, basic lease analysis, and tax return analysis to derive cashflow.

I am also currently in the process of completing the REFM financial modeling certification and I will be learning argus as well.

My question for the current aquisition analysts is, what do you think are my chances of landing an acquisitions role in NYC after I get these certifications and my background? Finally, what is a good comp range for this role? I currently make 67K as a credit analyst, what can I ask for?
